Can you finance a home in Mexico, or do you have to pay cash? Cash isn’t your only option. Depending on your situation, you may be able to use equity from your home in Canada, get a mortgage on the Mexican property, or combine a few sources. Here’s how my family’s own move to La Paz shaped how I help buyers find their path.
We’ve all done it.
You go to Mexico for a vacation. You fall in love with the sunshine, the pace of life, the food, the people—and maybe even a home you pass on the way to the beach.
Then, usually over coffee or a cold drink, someone says it:
Wouldn’t it be nice to live here?
That is exactly how it began for my family.
It started with a place we loved visiting and a life we could imagine for ourselves. The next thing we knew, we were buying a lot in La Paz. Then we were building a house, navigating residency, finding a school for our daughter and learning what it really takes to create a life between two countries.
Now, we are building a business around Mexico and slowly working toward spending more of our lives there than we do in Canada.
But none of it happened overnight.
It has taken time, planning, plenty of questions and more than a few moments when we wondered what we had gotten ourselves into.
So, when someone tells me they have fallen in love with Mexico and cannot stop thinking about what it might be like to own a home there, I get it.
I also understand how quickly that excitement can turn into uncertainty when the financial questions begin.
Can you finance a home in Mexico? Or do you have to pay cash?
Can Foreigners Finance a Home in Mexico?
For years, Canadians and Americans interested in buying a home in Mexico have been told that they need to pay cash.
In many conversations, cash is still treated as the only realistic option. I have even spoken with real estate professionals in Mexico who have sent interested buyers home to “come up with the cash” because financing seemed too difficult to navigate.
And to be fair, financing a home in Mexico can be more complicated than getting a mortgage in Canada or the United States.
The lending system is different. The process is different. The costs and timelines are different. Not every lender will work with every buyer, and not every property will qualify for every type of financing.
But difficult does not mean impossible.
And cash is not the only way to buy a home in Mexico.
More Than One Way to Buy a Home in Mexico
My family’s journey between Alberta and La Paz is what led me into this part of the mortgage industry.
As we began building our own life in Mexico, I saw how difficult it could be to find clear information. There were professionals who could help with individual pieces of the process, but it was not always easy to understand how those pieces connected—or even where to begin.
That experience eventually became more than personal. It changed the direction of my business.
Today, my role is to help people look at the whole picture and explore the different ways they may be able to finance a home in Mexico.
Depending on the buyer, the property and the circumstances, those options could include:
- Paying cash or using existing investments
- Accessing equity from a property in Canada or the United States
- Obtaining mortgage financing secured by the property in Mexico
- Exploring private financing
- Using seller or developer financing when it is available
- Combining more than one source of funds
There is no single solution that is right for everyone.
Someone with significant equity in a Canadian home may have a very different path than someone who rents in the United States. A buyer who wants to preserve their investments may make a different decision than someone whose priority is purchasing without a mortgage.
Income, credit, residency, available assets, the property itself and the buyer’s long-term plans can all affect which options may be available.
That is why the conversation should not begin with a mortgage product.
It should begin with the person.
Finding the Right Financing Path
Before deciding whether a home in Mexico is within reach, we need to understand what you are actually hoping to build.
Will this be a vacation home, an investment property or your primary residence?
Do you already own property in Canada, the United States or Mexico?
Where is your income earned?
How much would you like to invest upfront?
Would using cash require you to sell investments or leave yourself with less flexibility than you are comfortable with?
Sometimes the right answer is a mortgage in Mexico. Sometimes it is accessing equity from a property you already own. Sometimes it is a combination of financing options.
And sometimes, the honest answer is not yet.
I understand that too.
Our own move toward a life more deeply rooted in Mexico has happened one decision at a time. The dream came first, but building a life around that dream has taken patience.
We still have responsibilities, work, family and relationships in Canada. Creating something meaningful in another country does not require you to change your entire life all at once.
It requires a starting point and a plan.
Three Steps to Finance a Home in Mexico
1. Start with a conversation. Tell us what you’re hoping to build.
2. See your whole picture. We look at your income, assets and property in both countries.
3. Choose your path. You’ll know which financing options fit, and which professionals you’ll need.
Your Mexico Dream May Be Closer Than You Think
Owning a home in Mexico will not be the right decision for everyone.
But I do not believe someone should give up on the possibility simply because they were told they had to arrive with the full purchase price sitting in a bank account.
There may be another way.
The process may require more planning. It may involve professionals in more than one country. It will almost certainly come with questions you never needed to ask when purchasing a home in Canada or the United States.
That is exactly why having the right people around you matters.
If you have found yourself scrolling through Mexican property listings, imagining winters somewhere warmer or wondering whether the home you fell in love with could ever become yours, you do not need to have every answer before beginning the conversation.
You only need to know what you are hoping to build.
I have stood at the beginning of that same dream. Years later, my family and I are still building it—one step, one decision and one season at a time.
My role is to understand your whole picture, help you explore the possible financing paths and connect the pieces across borders.
Because cash may still be king—but it is not always the only way to purchase a home in Mexico.
